This continuing education course, developed by Louisiana State Certified Residential Real Estate Appraiser Rosalyn A. Bryant, provides real estate professionals with a comprehensive understanding of Comparative Market Analyses (CMAs) and the residential appraisal process. In Part One, participants learn how to prepare a CMA, including defining the market area, selecting and evaluating comparable properties, adjusting prices, and presenting findings to clients. Part Two introduces the appraisal process, detailing the roles of appraisers and agents, types of appraisals, valuation methods (sales comparison, cost, and income approaches), and how value conclusions are developed and reconciled. The course equips attendees with practical knowledge to support accurate property pricing and effective client communication.
