Municipalities and parishes use zoning regulations and land use laws to ensure that communities are developed in a way that promotes safety, efficiency, and sustainability. Sellers who fail to adhere to these regulations can face significant legal and financial consequences, and buyers who don’t understand land use requirements can make costly mistakes when purchasing property. Real estate agents who understand zoning and land use laws can provide valuable guidance to their clients to make informed decisions about the potential use and development of a property, which can ultimately impact its long-term value.
