Here’s what you need to know about the new listing status options and input fields that will be available to you.

Beginning September 16th, GSREIN MLS subscribers will see two new options for listing status, along with two new input fields:

New Listing Status: Coming Soon

The Coming Soon status allows properties to be listed and marketed while restricting showings until a specified activation date.

Key Requirements:

  • Sellers must complete and sign the Coming Soon Agreement before listing upload; agreement must be uploaded to the MLS within one (1) business day.
  • Property showings are prohibited prior to the Activation Date (new input field). If the property is shown prior to the Activation Date, the penalty is a $1,000 fine.
  • The Activation Date automatically converts the listing to Active status and must fall within 30 days of the original listing date.
  • Days on Market do not accrue.
  • Marketing activities are permitted, though listings won’t appear in IDX public feeds. Certain third-party websites (e.g., Zillow) that belong to brokers or MLS participants may nevertheless receive and display the property information through a VOW (Virtual Office Website).
  • Any yard signage must include “Coming Soon” language
  • This status can only be applied initially and cannot be reapplied once updated
  • At least one photo required (front exterior)

New Listing Status: Hold

The Hold status can be used to temporarily restrict showings, typically due to extenuating circumstances. This differs from “Withdrawn” status because the listing will return to market.

Key Requirments

  • Property is under a listing agreement.
  • Showings cannot be scheduled.
  • Days on Market do not accrue.
  • Property is temporarily off market.
  • Per ROAM MLS Rules and Regulations: A contract exists between the seller and the listing Participant. The listing is temporarily off market with the intent to return to market. Withdrawn is similar to the Hold status but conveys the intent NOT to go back on-market.

New Field: Activation Date

  • Mandatory field when using Coming Soon status.
  • Showing a property prior to activation date carries a $1,000 fine.
  • Searchable field.
  • Maximum 30-day window from initial listing date.

New Field: Delayed Marketing 

This is a YES/NO Status Field, within Internet Display Options. When activated, this field shadows listing from IDX feeds and syndication networks.

  • Remains searchable within the MLS system
  • Has no impact on Days on Market calculations
  • No time restrictions on usage duration

With Delayed Marketing:

  • You must obtain required Exempt Listing Disclosure from sellers.
  • You must enter complete listing information into MLS for participant/subscriber access.
  • You may schedule showings, and process offers per seller guidelines.
  • You may promote through brokerage-specific channels including company websites, social platforms, direct outreach, signage, and other methods aligned with seller preferences and legal requirements.

Restricted Activities with Delayed Marketing

  • MLS syndication to IDX platforms, major portals like Zillow and Realtor.com, and other automated feeds is suspended.
  • Showings cannot be denied based solely on the delayed marketing status. The discretion and instruction of the seller instructions must determine availabiliy.
