Giving out your MLS Login & Password is a Violation of MLS Rules

It has been reported to GSREIN there may be vendors asking for your MLS Login and Password to “assist you with getting their product.”

Please remember that by giving anyone your login and password it is a violation of the MLS Rules and will result in a fine and suspension of MLS access for (6) six months (see excerpt of rule below).

If you have inadvertently given your login and password out it is imperative that you change your password immediately to avoid any potential violation.

(Excerpt of MLS Rules Compliance Section 7.1 (c) found on page 16 of MLS Rules & Regulations)

An MLS Private ID number is issued to each Participant, Subscriber or clerical staff eligible for access to the Gulf South Real Estate Information Network MLS information.

These numbers may not be revealed by the Participant, Subscriber, or clerical staff person to anyone (with the exception of a personal assistant if authorized by the Participant or Subscriber as long as this use is in compliance with the MLS Rules and Regulations).

If a Participant, Subscriber or clerical staff person allows their Private ID to be used by any other individual than those authorized by MLS Rules and Regulations; they will be fined $500.00 and suspended from access and use of MLS for a period of six (6) months.

A second offense will call for termination of MLS membership for a minimum of one (1) year.)

 

Residential Property Disclosures

As you know, the GSREIN MLS Rules & Regulations require Residential Property Disclosures to be attached to each applicable residential listing in the MLS.

This form must be complete in every way. These forms are available at www.lrec.state.la.uswww.NOMAR.org, Instanet, and Zipforms.

If a residential property is listed in the MSL and is exempt from the Residential Property Disclosure rule, there must be a completed exemption included as an attachment. Please see the MLS rule regarding Residential Property Disclosures below:

Section 1.2.5 LOUISIANA RESIDENTIAL PROPERTY DISCLOSURE REQUIREMENT:

Effective January 1, 2010 the Residential Property Disclosure will be REQUIRED to be attached to all applicable listings in the MLS within 7 days of listing entry unless the property is exempt from the Residential Property Disclosure, or unless written documentation requesting that the disclosure form not be uploaded to the MLS is signed by the Seller and submitted to the MLS. (Amended 04/26/2013)

Please also note that as of January 1, 2017 LREC has updated the Residential Property Disclosure form. Any applicable residential listing that was entered into the MLS after January 1, 2017 must include the updated version of the Residential Property Disclosure form.

 

Fair Housing Advertising

As many of you have noticed, we now have a new feature in MATRIX that alerts you to possible Fair Housing Advertising Word violations.

This feature alerts you to possible HUD violations at the time you click the submit button.

If you are alerted to a possible violation, please click the "continue editing" button to review the public remarks section on your listing and modify if necessary.

This feature does not hinder you from submitting your listing. You do still have the ability to submit the listing with the possible violations by clicking the "Submit Listing" button.

How to Set Up Spell Check in Your Browser to Ensure Correct Spelling in Public Remarks

Go to the website “Google.com” and search Spell Checker for; Google, Internet Explorer, Firefox or Safari.

For Google Chrome:  Go to chrome menu (Top right on browser) click on it and then click settings > advanced setting > languages and input setting >click enable spell checking.  

The spell checker means it checks for any spelling mistake while the document is being typed.  When you type a word and it is a mistake, Google chrome shows the word in a squiggly red line.

This is a useful tool for entering your Public Remarks into Matrix.

 

Room Sizes Are Required

Section 1.2 DETAIL ON LISTINGS WITH THE SERVICE:

All listings must have realistic room sizes (kitchen, bedrooms, living room) and lot dimensions. If property is gutted it must be stated in Public Remarks. Listings with no room sizes will be subject to action as stated in Section 7(e).04/2016

**Please note** Room sizes are not required for Multi-Family or lease listings. Room sizes are also not required for listings in fair or poor condition.

 

Withdrawn Rule

Section 1.5 WITHDRAWAL OF LISTING PRIOR TO EXPIRATION:

Listings may be withdrawn from the multiple listing service by Participants prior to the listings expiration date. As a matter of local discretion, MLSs may require that a copy of the agreement authorizing withdrawal be submitted.”

Sellers do not have the unilateral right to require an MLS to withdraw a listing without the listing broker's concurrence. However, when a seller(s) can document that his exclusive relationship with the listing broker has been terminated, the Multiple Listing Service may remove the listing at the request of the seller. (Adopted 06/2014)

A listing cannot be withdrawn and relisted by the same brokerage prior to the expiration date of the original listing. If a listing is withdrawn temporarily, the original listing must be reactivated rather than entered as a new listing.

When a listing is cancelled and all necessary signatures have been obtained on a cancellation agreement, the expiration date may be changed to reflect the date on the cancellation agreement. When a listing has been cancelled, said property cannot be relisted for a period of 30 days. (Amended 11/16)

Office Closure

NOMAR & GSREIN offices will be closed on Friday, April 14 for the Good Friday holiday. We will reopen for normal business hours on Monday, April 17.

 

Room Sizes Are Required
